Tax Closing Costs

Property Taxes

This is the one closing cost that is often prorated between the buyer and seller. If the seller has already paid the annual property taxes, the buyer typically reimburses the seller for the period in which the buyer will be occupying the property. Likewise, if the taxes have not yet been paid, the seller typically reimburses the buyer for the period in which the seller occupied the property.

Recording Fees

The recording fees charged depend on what County in Florida you are purchasing the property.  Generally they are $10 for the first page and $8.50 for each additional page. 

Documentary Stamps (State Tax)

Documentary Stamps are placed on any deed or other instrument conveying interest in real property at the rate of $.70 per $100 property valuation throughout Florida, except for Miami-Dade County. 

Intangible Tax (County Tax)

Intangible Tax is a tax payment on notes secured by a mortgage.  These documents are taxed at a rate of $.20 per $100.
